Tips for Staging your Augusta Home for Sale

Spring is right around the corner and this is the peak time for getting your house on the market to sell!  All Sellers want a quick sale and top dollar for their home.  One of the best ways to achieve both goals is through “home staging” – displaying your home to look it’s best.  Here are some helpful home staging tips:

  • Less is more – no mess, clutter or personal items anywhere.
  • Keep kitchen counters as bare as possible.  Remove everything from the exterior of the refrigerator.
  • Keep cupboards and cabinets organized and neat.
  • Keep floors vacuumed, swept, mopped and waxed.  Steam clean or replace carpets.
  • Place only a few key pieces of furniture in each room – this makes the room appear larger and helps the buyers imagine their own furnishings in the room.
  • Open all curtains and blinds, and make sure that windows and sill are clean.
  • Remove fixtures that you will be taking with you and install inexpensive replacements.
  • Make repairs to cracks in tiles and sinks, flooring, walls, and ceilings; re-caulk bathroom tubs and showers.
  • Maintain the yard for “curb appeal.”  Mow the lawn, trim bushes and plant some yellow flowers (a color that inspires buying).

New Homes Construction in High Meadows, Grovetown GA

New Home in High Meadows

Hello!  Way back at the beginning of the year I posted an article about selling our current home so we could buy a new, larger home.  Well, due to several obstacles we never got our house on the market to sell.  My family, well mostly our children, haven’t been very cooperative in the process!  But that is okay, because with the current interest rates being so low and maintaining our good credit rating we still qualify to buy our new home!!!!

After looking around at several neighborhoods and several, several houses later we finally made our decision.  Looks like the MacEwen Clan will be moving to the Grovetown GA neighborhood of High Meadows!  The reason we chose this neighborhood:

  • Detailed Construction
  • Local Builder
  • Same School District we are currently in.
  • Neighborhood Pool

Grovetown Housing Market Report for June 2010

Wow, how time flies!  I have been working on a new website and didn’t get around to posting my market report for June!  So here are the stats for June 2010 for the Grovetown GA Area.Sales during the month of June were almost even with May when 96 single family and townhouses closed compared to 97 for June.  I believe this is due to the housing bubble from the first time home buyer tax credit that has just ended.  Here are the stats for the area very quickly.Grovetown 2CO:

  • 48 Sold
  • 215 Currently for Sale
  • 58 Pending (Under Contract and waiting to close)
  • $192,348 Average Sales Price
  • 149 Average Days on Market

Grovetown 4CO:

  • 49 Sold
  • 263 Currently For Sale
  • 68 Pending (Under Contract and waiting to close)
  • $179,486 Average Sales Price
  • 132 Average Days on Market

The leaders in the area were once again neighborhoods with new construction.  High Meadows was the winner for Grovetown 2CO with 10 Homes Sold and Mill Branch was the winner for Grovetown 4CO with 14 Homes Sold during the month of June.If you have a question about purchasing, selling or investing in real estate please free to contact me.  After all, I am here to answer your questions!

Grovetown GA Housing Market Stats for April 2010

April brings The Masters Golf Tournament to the Augusta Area every year along with Spring Break for the areas school students.  This usually brings a slow down in homes sold for at least that week of the golf tournament.  Those home owners in the Augusta Area including Grovetown, Martinez, Evans and Richmond County that are either in a golf course community or are close to Augusta National can get a good fee for renting their home out the week of The Masters.  If you are looking to purchase an investment property, you might want to take that into consideration.Here are the housing stats for the month of April 2010.  Once again this is for the Grovetown Area and I will break it down in two sections for Grovetown 2CO (Columbia County Area North of I-20) and Grovetown 4CO (Columbia County Area South of I-20).Sold Listings: 86 Total for Grovetown, GA – 47 Homes for Grovetown 2CO and 39 Homes for Grovetown 4CO.Once again new construction was the leader in home sales for the month April.  Just like last month, High Meadows was the leader with 13 homes sold in the Grovetown 2CO area and Ivy Landing was in a close second with 11 homes sold.  Crown Communities’ neighborhood of Mill Branch had 5 homes that sold making it the hottest neighborhood in the Grovetown 4CO area.The average sales price for the Grovetown GA 2CO area was $189,160 and the average days on the market was 186 days.  The longest days on market was 1037 for a new construction home in Chamblin Ridge that would have been placed as an active listing during pre-construction.  The shortest days on the market was 37 days for a home in Amherst.The average sales price for the Grovetown GA 4CO area was $157,564 and the average days on the market was 211 days.  The longest days on market was 864 days for a town house in Arbor Landing that was listed during pre-construction.  The shortest days on market was 37 days for a home in Woodward Place.Please remember that the 3 biggest factors that affect how long it takes a home to sell are: Location, Condition, Price.  If you would like a complimentary market analysis of your home or property, please send me an email or give me – Susan MacEwen – a call on my mobile at 706.294.6795.

February 2010 Housing Stats for Grovetown GA

Recently I posted an article about the January 2010 housing market update for Grovetown, GA.  This one covers February’s and will catch us up for the year.  Please remember that Grovetown is divided up into 2 areas; Grovetown GA 2CO which is the Columbia County Area North of I-20 and 4CO  which is the Columbia County Area South of I-20.   *Data period is from February 1 – February 28Sold Listings: 56 Total for Grovetown, GA – 28 for 2CO and 27 for 4CO.

Once again Grove Landing in Grovetown 4CO had the most with 5 sold and in Grovetown 2CO both High Meadows and Ivy Landing tied with 5 homes each sold in those neighborhoods.

The average sales price for the Grovetown GA area of 2CO was $175,898 and the average days on the market was 143 days and 18 of the 28 houses that sold were brand new construction.

The average sales price for the Grovetown GA area of 4CO was $152,665 and the average days on the market was 222 days and 23 of the 27 houses that sold were brand new construction.

The Realtor or Lender First?

I think one of the most frequently asked questions I hear is: “Should I call the Realtor first or should I meet with a mortgage lender first?”  It’s kind of like “Which came first, the chicken or the egg?”

Pre-qualified?

Most Realtors will tell you to visit with a mortgage lender first, because if you don’t know how much house you can afford then you won’t know if you are looking in the correct price point.  Meeting with the lender first will also get you “pre-qualified” too.  What is the importance of pre-qualification?  Well it does two things for you.

First it determines exactly how much house you can afford.  This is very important because it won’t lead to disappointment in the home buying process. If you are looking at houses that are out of your price range, then you can become very disappointed when you had your heart set on a particular in a particular neighborhood.

The second thing it does is it gets you pre-qualified.  This is important for when you decide on the house of your dreams and make the initial offer for it.  Your offer will be taken so much more seriously when a letter for the bank or mortgage lender accompanies that offer.  They will know you are serious and they will know that you can get the financing to purchase the house.  If you happen to meet with the Realtor first, then one of the first questions they will ask you is about getting pre-qualified.  I promise you that it isn’t all that scary!

A Few Facts about Fort Gordon

Boy, do I know all about Fort Gordon and military PCS’ing!  When I first moved to the Augusta Area it was into Gordon Terrace on Fort Gordon.  It didn’t take but about 6 months of being cramped into tight quarters before we got serious about house hunting.   Grovetown and Hephzibah are the closest areas to post.  For those of you that are coming from the Washington D.C. area or San Diego or any other large cities with lots of traffic and commuting nightmares, then even the 30 minute drive from such far off places as Evans, Martinez, North Augusta, Harlem, the “Hill” area of Augusta proper or even the country setting of Appling won’t seem all that bad!

Fort Gordon is serviced by three main gates.  The “main” gate is Gate One which is at the end of Jimmie Dyess Blvd. If you exit from I-20 at exit 194 going towards Fort Gordon then you will arrive at Gate One when you drive across Gordon Highway.  Jimmie Dyess will become Chamberlain Avenue once you enter Fort Gordon.  This gate is open 24 hours a day, 7 days a week. If you do not have a DoD sticker on your windshield then please be prepared to go through a security check.  Post Security will want to see your driver’s license, automobile registration and proof of insurance. Please make sure that all of these items are current because if any one of these items is expired they will not grant you access! If you are coming to Dwight D. Eisenhower Army Medical Center then I would use this gate because it is the closest gate to the entrance to the facility.

Gate Five is closest to Hephzibah and is easily accessed from Hwy 1/Dean’s Bridge Road and Tobacco Road.  It is also open 24 hours a day, 7 days a week.  This gate also has the same requirements as Gate One.  There is an AAFES Shoppette/Fuel Station located just inside post from both Gate One and Gate Five.  Freedom Park Elementary School is easily accessed from Gate Five as well as most of the enlisted housing areas.  Not too far up Avenue of the States from the elementary school is the Post Exchange or the PX as us military people call it.  The Commissary, PXtra, Post Office, restaurants and Class 6 are all close by this area.  Past these areas are the Post Library, Freedom Park and Parade Grounds where various community events are located.  Please see the Fort Gordon MWR schedule of events to see the current activities planned.

Grovetown is the closest town to the Gate Two entrance of Fort Gordon.  This gate is open from 0430 until 2000 (times are subject to change at this gate).  You are required to have a DoD sticker on your windshield to use this entrance.  If you do not have stickers on your automobile then Post Security will make you turn around to drive further up to use the Gate One entrance.  (Please note that they are currently upgrading this entrance and sometimes they close this gate for outbound traffic during morning commute times.)  This gate is only 2 miles from Grovetown, but is about a 3 mile drive to any of the facilities on the post.  It is convenient to use this gate for a trip to the commissary and especially for those that work in offices located on either Barnes or Brainard Avenues.

Augusta GA is One of America’s Strongest Building Markets

I came across an article tonight MSN.com about America’s Strongest Building Markets to find that the Augusta, GA and North Augusta, SC home building market ranks #6 in new building permits issued this year.  This is exciting news for buyers and real estate agents!

The article cites that the large military influence of Fort Gordon is one of the key factors in helping drive the surge in new home construction.  These permits are not limited to single family housing because there was an almost 30% increase in multi-family housing permits issued to builders.

The military post of Fort Gordon, our diversified manufacturing base and the Medical College of Georgia help keep our housing market stronger than most areas even in tough times.

Eating at Armando’s Grill in Grovetown

Tonight my family and I decided to dine at Armando’s Grill & Pizzaria in Grovetown.  This is the newest restaurant and the only place serving Italian style food that is family owned in Grovetown.  We have been saying that Grovetown was in need of this type of restaurant for a while now.

The lunch/dinner menu features Pizzas, Calzones, Strombolis, Subs, and traditional Dinner Plates of pasta with sauces that you would normally find in a small, family owned restaurant of this type.  My daughter & I both decided to order “The Hit Man” stromboli.  It was filled with ham, salami, provolone, red onions, black olives and jalapenos all inside an oven backed crust.  The crust is actually baked twice.  They pre-bake the crust so it doesn’t get soggy and then they bake it again so that all the cheese melts on the inside making the sandwich yummy!  They serve this with a side marinara sauce which is home-made as well and very delicious.  My husband ordered the Super Calzone which features up to five toppings of choice and served with marinara sauce on the side.  This way he got exactly what he wanted.

They also have a breakfast menu with omlets, breakfast sandwiches and platters as well.  I just may have to stop in one morning an order something to take with me into the office.  If you decide to try Armando’s, you will find the place cheerful, bright and clean.
