If you drive by a home or see one on the Internet that is listed with another company, be sure to give me a call or a quick text message.  Since I am a member of the Greater Augusta Association of Realtors, I have the “key” to open any door of a home that is listed for sale in the Augusta MLS.  This means that no matter the sign in the front yard – whether its Meybohm, Blanchard & Calhoun, Century 21, Re/Max, Prudential, Better Homes & Garden or even a Keller Williams Realty sign – I can open the door for you to take a look on the inside of any home for sale in Augusta.

Buyer Services are also a “free” service for Buyers, since my commission is paid at the closing by the seller.  I know that most people think if they call the listing agent they will get a “better” deal, but that isn’t the case.  Commissions are agreed upon at the time the Seller lists the home for sale.  The total commission is usually split between the listing agent and the buyers agent.  If the listing agent represents the buyer as a customer, then most of the time the agent gets both sides or all of the commission.  So, you haven’t gotten a better deal or saved any money by calling that agent.

If you happen to call me on one of my listings, I will be more than happen to show you the home and give you the pertinent details.  It’s when you go to write an offer that I will then have another agent in my office represent you, since I believe it is a conflict of interests for me.  I am legally bound to represent the interests of the Seller and will not be able to disclose to a buyer the lowest price a seller would accept.

Seriously, it’s a good time to buy a home in Augusta!

There are three common misconceptions consumers have about the Augusta real estate market right now:

  1. people can’t get a loan,
  2. affordability is out of reach, and
  3. consumers should wait for rates to go lower.

The truth of the matter, however, is that money is available for those who meet basic requirements, affordability today is better than it has been in several years, and interest rates are historically low.  There is also a load of inventory – from new Augusta homes to existing homes to Evans foreclosures.  This all adds up to the  home-buying opportunity of a lifetime!

First-Time Military Home Buyers Grant for Fort Gordon Families

$5,000 Grants for 1st Time Military Buyers at Fort Gordon GA!

This is exciting news!  The Pentagon Federal Credit Union Foundation is offering up to $5,000 in down payment and closing costs to Active Duty Military, Veterans, Retired Members of the Military and Employees of the U.S. Department of Defense and the Department of Homeland Security!!!!

The Dream Makers program offers these grants to qualifying military families that can be applied to a mortgage from any financial institution.  Here are the facts:

1. You are Military – (Active Duty, Reserve, National Guard or Veteran), a Department of Defense (DoD) employee or a Department of Homeland Security employee.

2. A First Time Home Buyer – or you haven’t owned a home in the last 3 years or you lost your home because of a disaster or divorce.

3. Your Gross Household Income including allowances doesn’t exceed $55,000.00 per year or 80% of your community’s median income based on your family size. (Check local income maximums here.)

4. You must contribute at least $500.00 towards your down payment.  Dream Makers will match your contribution three-to-one up to a maximum of $5,000.   The 2 amounts combined must meet a minimum of 3% down towards the mortgage. ($500 + $1,500 = $2,000.)

6. Attend a Home Buying Seminar.  (Select the state you are living in and scroll down to the City closest to your Military Base.  Look for the Pre-Purchase Homebuyer Education Workshop.)

New Hidden Creek Subdivision in Grovetown, GA

Hidden Creek is one of the newest Planned Communities that is located with the Grovetown, GA residential housing market.  The subdivision features two builders: Blue Ribbon (aka JJ&Z) and Wilson Parker Homes.

Wilson Parker Homes will range in size from 2,400 square feet up to almost 4,500 square feet.  These family friendly homes will be built in a Craftsman Style and will range from a Ranch style to 2-story and 3-story floor plans.  Blue Ribbon homes will range in size from 1,200 square feet up to 2,300+ square feet.  These homes will be 1-story and 2-story homes.

The neighborhood amenities of Hidden Creek will feature a junior olympic swimming pool, club house, and playground with a walking track.  Grovetown’s newest Elementary School will be adjacent to the neighborhood and within walking distance.  Grovetown High School is just minutes around the corner off of William Few Parkway.

Grovetown High School District Homes for Sale

Recently I have received some requests from people looking for homes for sale that are Zoned for the New Grovetown High School. Grovetown High School is the newest High School in the popular Columbia County GA School District.

There are several neighborhoods to choose from including Tudor Branch, High Meadows, Bartram Trail, Pamir Place, Euchee Creek, Mill Branch, Chastain Place, the new Hidden Creek subdivision, Canterbury Farms, Ivy Falls, Creek Bend, Magnolia Station, Grove Landing, Indian Springs and Chamblin Ridge just to name a few.

The Grovetown area still has a small town, country feel but is quickly growing.  Grovetown is conveniently located within a few miles from Ft Gordon and easy access to I-20.  You can easily drive to downtown Augusta or over to Evans in about 15 to 20 minutes.

Augusta Real Estate Tips for a Smooth Closing

Here are some Tips for a Smooth Closing on your new home

Your Augusta real estate closing should be a stress-free event.  Here are a few things that could trip you up if not addressed prior to the closing date:

  • Head off trouble during the final walk-through  – Make sure that any fixtures (e.g., ceiling fans) to be left behind are specifically called out in the purchase agreement.  Inspect repairs made as a result of a home inspection prior to closing date to ensure they are acceptable to you.
  • Closing costs are more than expected – Before closing, compare the final closing costs to those initially stated in your lender’s “Good Faith Estimate” and resolve discrepancies.  Remember that most closing attorneys and title companies will require certified funds at closing, along with proof of homeowner’s insurance.  Also, bring along your driver’s license as confirmation of your identity.
  • The seller still has belongings at the home – You may want to add a clause in your purchase agreement that explicitly states the seller is responsible for any expenses you incur if the home is not completely vacated prior to the closing date.

New Home by First Choice Home Builders in High Meadows Grovetown GA

Our New Home Site in High Meadows – Grovetown, GA

On September 23rd, 2010 my husband and I submitted an offer to purchase a home to be built by First Choice Home Builders on this lot out in High Meadows subdivision in Grovetown.  We had been looking for a few months for a 5 bedroom, 3 bath home with a basement.The reason we choose First Choice Home Builders as our builder is:

  1. They had the 5 bedroom, 3 bathroom basement plan.
  2. We were impressed by their attention to detail in the homes they built.
  3. Their homes are Energy Efficient.
  4. Family run, local builder.
  5. Most upgrades are included in the price.

We had a meeting prior to us writing a contract with Jerry Weathersby, who is one of the brothers that makes up First Choice Home Builders.  There were a few things we wanted to change from the house next door that was available at the time of our meeting.  (That house has since been bought so we will have new neighbors!)The things we wanted to change were:

  • Electric Fireplace to a Wood Burning Fireplace (Gas isn’t available in the neighrhood.)
  • Install a Water Line for an Ice Maker in Basement Family Room.
  • Extend Front Porch all the way across the Front of the House so it is visually different than house next door.
  • Pre-wire for Surround Sound Speakers in the Basement Family Room.

After meeting with Jerry and getting the response from him that these changes could be made, I then wrote up an Offer to purchase the house and submitted it to their agent.  So, as of September 24, 2010 we were under contract to purchase a home to be built on Lot 9 in High Meadows.If you need assistance with purchase a new home, please give me a call!  I would love to help you.

Grovetown GA Housing Market Report for November 2010

The market has begun to slow down as we get closer to the holiday season.  Sales were a little lower than October which is normal for this time of the year.  The biggest decrease is from November 2009 with 75 homes sold to this November with only 55 homes sold which is directly related to the First Time Home Buyer Tax Credit.   That is a 27% drop in sales!  Last November there was a big push to get to the closing table prior to the end of November to beat the Tax Credit deadline which was due to expire on November 30, 2009.  The only incentives to buy right now are historically low interest rates and low housing prices.  Here are the Stats for November 2010:Grovetown Total:

  • 55 Homes Sold
  • $169,719 Average Sales Price
  • $79.22 per square foot average
  • 139 Days on Market Average

Grovetown 2CO:

  • 25 Homes Sold
  • $180,652 Average Sales Price
  • 129 Days on Market Average

Grovetown 4CO:

  • 30 Homes Sold
  • $160,608 Average Selling Price
  • 148 Days on Market Average

Continuing the trend in new construction High Meadows came out on top with 7 new homes sold during November in the Grovetown 2CO area.  High Meadows may continue this trend into the new year but with the neighborhood entering its final phase of construction we should see a new leader during the summer months of 2011.  Canterbury Farms was the leader in the Grovetown 4CO area with 6 homes that sold.  I expect Canterbury Farms to do well into next year with the addition of several new sections in that neighborhood.If you are looking to buy a home, please visit my website www.AugustaHomeHunter.com to begin your search!
