April brings The Masters Golf Tournament to the Augusta Area every year along with Spring Break for the areas school students. This usually brings a slow down in homes sold for at least that week of the golf tournament. Those home owners in the Augusta Area including Grovetown, Martinez, Evans and Richmond County that are either in a golf course community or are close to Augusta National can get a good fee for renting their home out the week of The Masters. If you are looking to purchase an investment property, you might want to take that into consideration.Here are the housing stats for the month of April 2010. Once again this is for the Grovetown Area and I will break it down in two sections for Grovetown 2CO (Columbia County Area North of I-20) and Grovetown 4CO (Columbia County Area South of I-20).Sold Listings: 86 Total for Grovetown, GA – 47 Homes for Grovetown 2CO and 39 Homes for Grovetown 4CO.Once again new construction was the leader in home sales for the month April. Just like last month, High Meadows was the leader with 13 homes sold in the Grovetown 2CO area and Ivy Landing was in a close second with 11 homes sold. Crown Communities’ neighborhood of Mill Branch had 5 homes that sold making it the hottest neighborhood in the Grovetown 4CO area.The average sales price for the Grovetown GA 2CO area was $189,160 and the average days on the market was 186 days. The longest days on market was 1037 for a new construction home in Chamblin Ridge that would have been placed as an active listing during pre-construction. The shortest days on the market was 37 days for a home in Amherst.The average sales price for the Grovetown GA 4CO area was $157,564 and the average days on the market was 211 days. The longest days on market was 864 days for a town house in Arbor Landing that was listed during pre-construction. The shortest days on market was 37 days for a home in Woodward Place.Please remember that the 3 biggest factors that affect how long it takes a home to sell are: Location, Condition, Price. One of the many questions I am always asked is: “How’s the housing market?” Hopefully I can answer that question by posting a few numbers for you for the local Grovetown Area. Grovetown is divided up into 2 areas. The two areas for Grovetown GA are: 2CO – Columbia County North of I-20 and 4CO – Columbia County South of I-20. The area that is South of I-20 has the City of Grovetown as well as Grovetown addresses that are located in the county but not in the city limits.

Sold Listings: 40 Total for Grovetown, GA – 14 for 2CO and 26 for 4CO.
Grove Landing in Grovetown 4CO had the most with 6 sold and Birchfield in Grovetown 2CO had the most with 3 in that area.
The average sales price for the Grovetown GA area of 2CO was $171,366 and the average days on the market was 131 days.
The average sales price for the Grovetown GA area of 4CO was $154,580 and the average days on the market was 221 days.
I know we all, both Home Sellers and Agents, like to have property sell in a 90 day period or less. The average for both of these areas is well above that. There were only 9 properties that sold in under 90 days and this includes the standard 30 day contract period while the buyer, lender and closing attorney are all doing their part to get the property closed and sold. So if you are looking to move or relocate, please keep these figures in mind when you go to list your home. Please make sure you stage it properly and have it priced correctly so you can get your home sold in order for you to make it to where you need to be in the time you need to be there!
