Grovetown Real Estate Market Update for May 2011

May is graduation time here in Grovetown and this year Grovetown High School graduated the 2nd class from this new high school.  This also marks the start to summer, which is the beginning of “moving” season.

Please note I am now using the “median” price versus “average” price on the statistics because something looked very off on the reports.  This is probably best to do since the median doesn’t use the highest or lowest price. I will continue to use the average days on market, because I think the time it takes to sell a house is very important.  We all need to know if it took 2 years or even 1 day to sell a property.

Here is how the Grovetown Residential Housing Market performed in the month of May:

Grovetown Totals:

  • 91 Homes Sold
  • $160,000 Median Sales Price
  • $74.80 Median Price Per Square Foot
  • 156 Days on Market Average

Grovetown 2CO in Columbia County:

  • 41 Homes Sold
  • $160,445 Median Sales Price
  • $77.62 Median Price Per Square Foot
  • 161 Days on Market Average

Grovetown 4CO in Columbia County:

  • 50 Homes Sold
  • $155,425 Median Sales Price
  • $73.90 Median Price Per Square Foot
  • 154 Days on Market Average

Canterbury Farms over took High Meadows this month for the lead on number of homes sold in a subdivision.  Canterbury Farms in the 4CO area had 12 Homes that sold.  This subdivision has recently expanded with two new sections and looks to continue to grow in the future.  JR Homes, Ivey Residential and Winchester Home Builders are currently building in Canterbury Farms.  High Meadows in the 2CO area finished up May with 9 Sold Homes.  This neighborhood has limited lots left to build with a few basement lots remaining.  If you are interested in any of these homes or if you are needing an in depth market analysis of your neighborhood, please contact me.

Grovetown Real Estate Market Update for April 2011

The month of April brings Spring Break and the Masters Golf Tournament to Augusta.  These two events affect our local Augusta Housing Market because some of the homes for sale might be temporarily off the market acting as a rental home during the golf tournament.  

Spring is also the time of the year when more houses are placed on the market for sale gearing up for the summer relocation season.  Most people like to relocate during the summer so they don’t interrupt school schedules and such.  Here are the Grovetown real estate stats for April 2011: 

Grovetown Totals:

  • 73 Homes Sold
  • $151,478 Average Sales Price
  • $76.16 per Square Foot Average
  • 176 Days on Market Average

Grovetown 2CO:

  • 29 Homes Sold
  • $151,052 Average Sales Price
  • $81.06 per Square Foot Average
  • 197 Days on Market Average

Grovetown 4CO:

  • 44 Homes Sold
  • $151,759 Average Sales Price
  • $72.93 per Square Foot Average
  • 163 Days on Market Average

High Meadows once again was the leader in the 2CO area (North of I-20) with 11 Homes Sold during April.  First Choice Home Builders, Blue Ribbon Builders, Wilson Parker Homes and Craftmark Builders should be finishing out this neighborhood this year.  Canterbury Farms subdivision was the leader in the 4CO (South of I-20) with 9 total Homes Sold in April.  JR Homes, Ivey Residential, Winchester Homes and a few local builders are currently building in this master planned community.   This community should remain a top seller this year since the opening of new sections in the subdivision.  Please contact me if you would like more information on homes for sale in Grovetown, GA.

Grovetown Housing Market Report for 1st Quarter 2011

Now that winter seems to have disappeared and spring is here in full force, I would like to take a look at the Grovetown Residential Housing Market for the first quarter of 2011.  Please remember we had the First Time Home Buyer Tax Credit available during the first half of 2010 when comparing the numbers from 2011 to 2010.

Grovetown’s Residential Housing Market for 1st QTR 2011:

  • 164 Homes Sold vs 192 for 1st QTR 2010
  • $160,193 Average Sales Price vs $163,428 1st QTR 2010
  • $75.08 Average Price per Square Foot vs $81.59 1st QTR 2010
  • 163 Days on Market Average vs 182 Days 1st QTR 2010

The breakdown per month:

Jan 2011 – 44 vs Jan 2010 – 41

Feb 2011 – 45 vs Feb 2010 – 58

Mar 2011 – 75 vs Mar 2010 – 93

The Grovetown subdivisions that sold the most homes during 1st quarter of 2011 were:

Canterbury Farms – 17

High Meadows – 17

Pamir Place – 13

Both High Meadows and Canterbury Farms continue to be popular.  I do expect High Meadows’ sales to slow down in the coming months when the subdivision is completed.  Pamir Place still has approximately 10 lots remaining and expects to be completed in a couple of months.  If you have any questions or would like more information please contact me.

Grovetown GA Real Estate Market Report for December 2010

As I was looking back through the Grovetown Market Reports I realized that I had not published the one for December 2010.   December 2010 ended with 28% more (76 Homes Sold) residential sales than December 2009 (54 Homes Sold).  New construction with builder incentives was one of the biggest factors in the increased sales during this time coupled with low interest rates.  Interest rates have been on the rise since the last quarter of 2010.Grovetown Totals for December 2010:

  • 76 Homes Sold 
  • $170,311 Average Sales Price
  • $76.48 per Square Foot Average
  • 167 Days on Market Average

Grovetown 2CO:

  • 32 Homes Sold
  • $176,968 Average Sales Price
  • 148 Days on Market Average

Grovetown 4CO:

  • 44 Homes Sold
  • $165,725 Average Sales Price
  • 180 Days on Market Average

Once again, High Meadows was the subdivision in the Grovetown 2CO area leader for the month with 6 Sold Homes. and it was the same for Canterbury Farms leading the way for the Grovetown 4CO area with 11 Sold Homes during December.  Both Canterbury Farms and High Meadows have a new builder in those subdivisions.  Wilson Parker out of Atlanta has started building in High Meadows and J.R. Homes has moved into Canterbury Farms.  Wilson Parker will be the builder for the new subdivision of Hidden Creek on Baker Place Road in Grovetown.  Once they break ground in Hidden Creek, I expect that neighborhood to the lead the Grovetown 2CO market just like High Meadows did during 2010.If you are looking for a home in the Grovetown GA area, please visit my website to search for your new home.

New Home by First Choice Home Builders in High Meadows Grovetown GA

Our New Home Site in High Meadows – Grovetown, GA

On September 23rd, 2010 my husband and I submitted an offer to purchase a home to be built by First Choice Home Builders on this lot out in High Meadows subdivision in Grovetown.  We had been looking for a few months for a 5 bedroom, 3 bath home with a basement.The reason we choose First Choice Home Builders as our builder is:

  1. They had the 5 bedroom, 3 bathroom basement plan.
  2. We were impressed by their attention to detail in the homes they built.
  3. Their homes are Energy Efficient.
  4. Family run, local builder.
  5. Most upgrades are included in the price.

We had a meeting prior to us writing a contract with Jerry Weathersby, who is one of the brothers that makes up First Choice Home Builders.  There were a few things we wanted to change from the house next door that was available at the time of our meeting.  (That house has since been bought so we will have new neighbors!)The things we wanted to change were:

  • Electric Fireplace to a Wood Burning Fireplace (Gas isn’t available in the neighrhood.)
  • Install a Water Line for an Ice Maker in Basement Family Room.
  • Extend Front Porch all the way across the Front of the House so it is visually different than house next door.
  • Pre-wire for Surround Sound Speakers in the Basement Family Room.

After meeting with Jerry and getting the response from him that these changes could be made, I then wrote up an Offer to purchase the house and submitted it to their agent.  So, as of September 24, 2010 we were under contract to purchase a home to be built on Lot 9 in High Meadows.If you need assistance with purchase a new home, please give me a call!  I would love to help you.

Grovetown GA Housing Market Report for November 2010

The market has begun to slow down as we get closer to the holiday season.  Sales were a little lower than October which is normal for this time of the year.  The biggest decrease is from November 2009 with 75 homes sold to this November with only 55 homes sold which is directly related to the First Time Home Buyer Tax Credit.   That is a 27% drop in sales!  Last November there was a big push to get to the closing table prior to the end of November to beat the Tax Credit deadline which was due to expire on November 30, 2009.  The only incentives to buy right now are historically low interest rates and low housing prices.  Here are the Stats for November 2010:Grovetown Total:

  • 55 Homes Sold
  • $169,719 Average Sales Price
  • $79.22 per square foot average
  • 139 Days on Market Average

Grovetown 2CO:

  • 25 Homes Sold
  • $180,652 Average Sales Price
  • 129 Days on Market Average

Grovetown 4CO:

  • 30 Homes Sold
  • $160,608 Average Selling Price
  • 148 Days on Market Average

Continuing the trend in new construction High Meadows came out on top with 7 new homes sold during November in the Grovetown 2CO area.  High Meadows may continue this trend into the new year but with the neighborhood entering its final phase of construction we should see a new leader during the summer months of 2011.  Canterbury Farms was the leader in the Grovetown 4CO area with 6 homes that sold.  I expect Canterbury Farms to do well into next year with the addition of several new sections in that neighborhood.If you are looking to buy a home, please visit my website www.AugustaHomeHunter.com to begin your search!

Grovetown GA October 2010 Housing Market Stats

Home sales were a little lower in October 2010 with 64 Houses Sold in the Grovetown GA Market compared to October 2009 which had 71 Houses Sold.  There were only 5 more home sales during the month of September 2010.  This is the time of year when we typically see a slow down in the housing market.  Here are the Grovetown Housing Market Stats for October:

Grovetown Total:

  • 64 Homes Sold
  • $172,541 Average Sales Price
  • $75.90 per square foot average
  • 172 Days on Market Average

Grovetown 2CO:

  • 21 Homes Sold
  • $173.519 Average Sales Price
  • 156 Days on Market Average

Grovetown 4CO:

  • 43 Homes Sold
  • $172,063 Average Sales Price
  • 181 Days on Market Average

New Construction once again lead the way for sales in the area.  Baldwin Place and High Meadows both had 3 homes sold in the Grovetown 2CO area and Indian Springs was the leader for Grovetown 4CO with 11 homes sold for October 2010. One of the biggest changes from last year to this year is an increase in price per home.  The average sales price for a Grovetown home in October 2009 was $146,086 or $85.67 per square foot.  Days on market was a little lower in October 2009 with 162 days being the average time it took to sell a home.  Just remember this was during the Home Buyer Tax Credit period which motivated a lot of first time home buyers.

New Homes Construction in High Meadows, Grovetown GA

New Home in High Meadows

Hello!  Way back at the beginning of the year I posted an article about selling our current home so we could buy a new, larger home.  Well, due to several obstacles we never got our house on the market to sell.  My family, well mostly our children, haven’t been very cooperative in the process!  But that is okay, because with the current interest rates being so low and maintaining our good credit rating we still qualify to buy our new home!!!!

After looking around at several neighborhoods and several, several houses later we finally made our decision.  Looks like the MacEwen Clan will be moving to the Grovetown GA neighborhood of High Meadows!  The reason we chose this neighborhood:

  • Energy Efficient Construction
  • Detailed Construction
  • Local Builder
  • Same School District we are currently in.
  • Neighborhood Pool

New Construction leads May 2010 Grovetown Market Stats!

The month of May in Columbia County GA is the time when the school year comes to an end.  This usually happens the next to last week of the month with Graduation Ceremonies taking place at the James Brown Arena on that Saturday.  We also see the “official” start of the summer season with Memorial Day the last Monday of the month.  We are now officially in that peak house hunting summer season.  There are currently 525 Houses for Sale in the Grovetown Area with 142 Houses under contract!The Grovetown GA housing stats for the month of May 2010 are below.  Once again this is for the Grovetown GA Area and I will break it out into two sections for Grovetown 2CO (Columbia County Area North of I-20) and Grovetown 4CO (Columbia County Area South of I-20).Sold Listings: 96 Total for Grovetown, GA – 39 Homes for Grovetown 2CO and 58 Homes for Grovetown 4CO.  This is almost a complete flip-flop from last month with the 4CO Grovetown area coming in with higher sales for the month of May.Once again during the month of May new construction was the leader in home sales.  High Meadows was the leader with 10 homes sold in the Grovetown 2CO area and Ivy Landing came in second with 7 homes sold.  Grove Landing was the leader for Grovetown 4CO with 10 homes sold and Canterbury Farms is a very close second with 9 homes sold.  (*Please note that when you combine the Crown Communities’ neighborhood of Mill Branch, Ivy Landing and Pamir Place they win the prize for both areas with 12 homes sold Grovetown area.)The average sales price for the Grovetown GA 2CO area was $169,557 and the average days on the market was 149 days.  The longest days on market was 396 for a new construction home in High Meadows.  The shortest days on the market was 31 days for a Bank Owned property in Caliburn Place.The average sales price for the Grovetown GA 4CO area was $161,028 ( $269,990 was the highest priced home to sale and $16,000 was at the lowest end for a property that had fire damage) and the average days on the market was 167 days.  The longest days on market was 876 days for a town house in Arbor Landing that was listed during pre-construction.  The shortest days on market was 47 days for a home in Woodward Place and a home in Ashland Commons.If you need any information or to see any houses in the Grovetown GA or the Greater Augusta GA Area or you are looking to sell your home or property, please send me an email or give me – Susan MacEwen – a call at 706.294.6795.
