I have been researching the Luxury Home Market in Augusta to get a good idea of these types of properties should be marketed. And let me tell you, I have come across my biggest pet peeve while researching these available fine homes. What is my biggest pet peeve you ask? It is bad listing photos!
What exactly are bad listing photos? They are out of focus, grainy, crooked, blurry, have clutter or junk visible and the lighting could be dark or inadequate. Trust me, you will know one when you see one. This could spell bad news in getting your home sold! Since most buyers (89%) are beginning their home search on the internet, the first impression will be the photos that appear online of your home! It could even keep people from even looking at your home especially if there are other homes with better photographs competing against your home.
Bad listing photos should be a “no-no” when it comes to homes listed well above $300,000 and especially when they are above $500,000! I know some people feel like that should be able to use the camera they bought 15 years ago and just snap several photos to load into the Augusta multiple listing service (MLS) and leave them there for eternity! I don’t want to point a finger at any agent, but in this day and age of smart phones, digital camera, iPads and the like someone in my profession has no excuse to have a decent camera. If the real estate agent’s photographs of a home aren’t good enough, then they should call a professional photographer that has a wide-angle lens who will put it all together in a virtual tour for a nominal fee.
