Spring time always brings about more activity in the local real estate market and Spring 2014 seems very active this time around.  I myself have been working with several clients who are relocating to our area.  So if you have been thinking about putting your home on the market, now is the time!

If you drive by a home or see one on the Internet that is listed with another company, be sure to give me a call or a quick text message.  Since I am a member of the Greater Augusta Association of Realtors, I have the “key” to open any door of a home that is listed for sale in the Augusta MLS.  This means that no matter the sign in the front yard – whether its Meybohm, Blanchard & Calhoun, Century 21, Re/Max, Prudential, Better Homes & Garden or even a Keller Williams Realty sign – I can open the door for you to take a look on the inside of any home for sale in Augusta.

Buyer Services are also a “free” service for Buyers, since my commission is paid at the closing by the seller.  I know that most people think if they call the listing agent they will get a “better” deal, but that isn’t the case.  Commissions are agreed upon at the time the Seller lists the home for sale.  The total commission is usually split between the listing agent and the buyers agent.  If the listing agent represents the buyer as a customer, then most of the time the agent gets both sides or all of the commission.  So, you haven’t gotten a better deal or saved any money by calling that agent.

Augusta Real Estate Market Report for 2012

Augusta Real Estate2012 was an interesting year for myself and my Augusta real estate career.  I continued to hear the term “Zombie Apocalypse” from people looking for homes with land or larger lots this last year.  Let’s just say that I am very thankful that we all survived December 21, 2012 and were able to welcome in the new year!

I’m happy  to report that housing sales increased during 2012!  The average sales price also increased making 2012 a better year than 2011.  Investors and “First Time Home Buyers” continued to impact the market.  The top three ways to buy a home were: Conventional Loans, VA Loans and Cash.  While new homes continue to do well in the Augusta real estate market, regular resale or equity sale homes did much better in 2012.   Below are the numbers for 2012.

Augusta Real Estate Residential Housing Market Stats for 2012:

  • 5,111 Single Family Homes Sold during 2012
  • Average Days on Market was 165 days
  • Longest days on Market was 1,770 days
  • Median Sold Prices were 1.43% Less than Asking List Price
  • Median Selling Price of a Home was $147,400

Augusta Real Estate Residential Housing Market Stats for 2011:

  • 4,888 Single Family Homes Sold during 2011
  • Average Days on Market was 165 days
  • Longest days on Market was 1,506 days
  • Median Sold Prices were 1.67% Less than Asking List Price
  • Median Selling Price of a Home was $142,825

Augusta Real Estate Residential Housing Market Stats for 2010:

  • 4,954 Single Family Homes Sold during 2010
  • Average Days on Market was 156 days
  • Longest days on Market was 3,389 days (Wow!)
  • Average Sold Prices were .81% Less than Asking List Price
  • Median Selling Price of a Home was $145,000

Total sales for 2012 in the Augusta Real Estate market were up almost 5% from 2011 and home prices were up a little over 3% from last year.  I attribute the increase in prices to the competitive pricing of foreclosures in the market coupled with an increase in demand from investors and bargain hunters in the Augusta market.  New homes also helped with the increase of market price with buyers looking to add upgrades to their homes since builders have gotten very competitive as well.

Augusta real estate was much brighter in 2012 than it was for 2011, which points to an increase of buyers in our housing market taking advantage of low interest rates and bargain priced real estate.  Once again, more homes (2,141 total) in the $100,000 to $199,999 price range were sold in the Augusta Area which repeats the trend from 2011.  The next largest price range of homes sold in Augusta was under $100,000 (1,267 total).  One thing we saw was sales of property over a million dollars in 2012, two in 2012 compared to 0 in 2011.

Augusta Real Estate Market:

For Buyers:  The Augusta Real Estate market is still a strong buyers market, but bidding wars have begun on desirable properties.  Lots of inventory remains and interest rates continue to be at all time lows, making this a great time to buy a home whether it’s for an investment or a personal residence.  Don’t continue to wait to buy since prices are starting to increase.

For Sellers: We are still in a strong buyers market and competition from new home builders continues to affect resale homes.  My advice is to hold onto your home or property for the next little bit.  If you must sell, then make sure your home or property is in the best condition possible.  Think  beauty contest and price war, so don’t over spend on improvements.

Is the Housing Market Heating Up In Augusta?

Augusta GA Real Estate Market…

Typically the residential housing market heats up during the summer months.  This summer that trend continues and the Augusta area continues to strengthen.  Over all we are still in a Buyer’s market except in New Construction. 

Here are the numbers for Greater Augusta GA real estate market showing the latest trends from April through July 2012:

  • 3,878 Active Single Family Homes for Sale
  • 460 Homes Sold per Month on Average over 3 months
  • 8.4 Month Supply currently on the Market

*More than 6 month supply of homes is considered to be a Buyers Market.

New Construction dominates the Augusta GA Real Estate Market.

New Construction is the exception with only 3.79 month supply which means that part of the market is a Sellers Market.  What does this mean for buyers?  This means that the builders are selling homes about as fast as they can build them and can sell for a higher price.  While a lot of builders are still offering upgrades and closing costs, don’t expect to get much off of the asking price.

Resale Homes are still a Buyers Market in the Greater Augusta Area with a 10.86 month supply right now.  What does this mean for home owners looking to sell?  Be patient – It is still taking a little longer to sell than the average 90 days that most people expect.  Make sure your home is clean and in good repair.  Buyers have their choice of homes to buy and you want yours to be the best one they see. Traditional home sellers must be patient in this Augusta GA real estate market for now.

Augusta Real Estate Report

Winter in Augusta this year wasn’t really winter.  The area experienced much milder and dryer weather than normal, which kept home buyers active and looking for this time of year!  With the mild warm weather and an extra day due to Leap Year, the Augusta Real Estate Market leapt ahead of sales from last year.  Here are the numbers:

  • 353 Homes Sold during February 2012
  • Median Selling Price was $130,000
  • Median Price per Square Foot was $69.25
  • Average Days til Sold 185

There were 41 more homes sold this February in Augusta than last year!  Median Home prices in Augusta declined from $138,200 in Feb 2011 to $130,000 this year or a little over 6% from this time last year.  This is consistent with last month when homes prices declined by about 5% from last year.  (See January’s Report Here.)  There were a few more foreclosures this February than last, but not a tremendous amount like January, which tells me that Sellers are adjusting their price to reflect current market conditions.

  • Foreclosures: Feb 2012 – 91 vs Feb 2011 – 82
  • Short Sales: Feb 2012 – 8 vs Feb 2011 – 4
  • New Homes: Feb 2012 – 117 vs Feb 2011 – 104
  • Regular Resale Homes: Feb 2012 – 137 vs Feb 2011 – 122

Regular Resale Homes in the Augusta real estate market accounted for 39% of all homes sold in Augusta and the surrounding area during February 2012.  New Construction Homes were the second largest portion of homes sale at 33%.  Resale homes rose by 1% from January 2012 and New Homes declined by 1%. Foreclosures made up 26% of the market with Short Sales coming in last at 2% for February 2012.

I have been researching the Luxury Home Market in Augusta to get a good idea of these types of properties should be marketed.  And let me tell you, I have come across my biggest pet peeve while researching these available fine homes.  What is my biggest pet peeve you ask?  It is bad listing photos!

What exactly are bad listing photos?  They are out of focus, grainy, crooked, blurry, have clutter or junk visible and the lighting could be dark or inadequate.  Trust me, you will know one when you see one.  This could spell bad news in getting your home sold!  Since most buyers (89%) are beginning their home search on the internet, the first impression will be the photos that appear online of your home!  It could even keep people from even looking at your home especially if there are other homes with better photographs competing against your home.

Bad listing photos should be a “no-no” when it comes to homes listed well above $300,000 and especially when they are above $500,000!  I know some people feel like that should be able to use the camera they bought 15 years ago and just snap several photos to load into the Augusta multiple listing service (MLS) and leave them there for eternity!  I don’t want to point a finger at any agent, but in this day and age of smart phones, digital camera, iPads and the like someone in my profession has no excuse to have a decent camera.  If the real estate agent’s photographs of a home aren’t good enough, then they should call a professional photographer that has a wide-angle lens who will put it all together in a virtual tour for a nominal fee.

Augusta Real Estate Market Report – January 2012

Augusta Home Prices January 2012

The Augusta Real Estate Market continues to be busy during the start of the 2012 New Year. The mild winter weather is favorable for those hunting for an Augusta home or for an investment property. Homes continue to be affordable with both low prices and low interest rates.

Here are the numbers for the Greater Augusta Real Estate Market for January 2012:

  • Currently 3,529 Homes for Sale
  • 293 Homes Sold during January 2012
  • Median Selling Price was $145,900
  • Median Price per Square Foot was $67.50
  • Average Days til Sold 171

There were 32 more homes sold in Augusta this January than 2011! Homes prices have declined slightly from the Median Price of $153,100 in January 2011. This means that home prices are down by about 5% from last year. We are continuing to see foreclosures hit the market which is affecting resale values. Here is a break down of homes sold by type for the Augusta Area:

  • Foreclosures: Jan 2012 – 78 vs. Jan 2011 – 45
  • Short Sales: Jan 2012 – 5 vs. Jan 2011 – 6
  • New Homes: Jan 2012 – 100 vs. Jan 2011 – 102
  • Regular Resale Homes: Jan 2012 – 110 vs. Jan 2011 – 110

Normal Resale Homes account for 38% of all the homes sold in Augusta during January 2012. New Construction Homes accounted for 34% of all the homes sold. Foreclosure Homes are now 27% of the marketing share for the Augusta area with Short Sales accounting for only 1% of the market share.
