The market has begun to slow down as we get closer to the holiday season. Sales were a little lower than October which is normal for this time of the year. The biggest decrease is from November 2009 with 75 homes sold to this November with only 55 homes sold which is directly related to the First Time Home Buyer Tax Credit. That is a 27% drop in sales! Last November there was a big push to get to the closing table prior to the end of November to beat the Tax Credit deadline which was due to expire on November 30, 2009. The only incentives to buy right now are historically low interest rates and low housing prices. Here are the Stats for November 2010:Grovetown Total:
- 55 Homes Sold
- $169,719 Average Sales Price
- $79.22 per square foot average
- 139 Days on Market Average
Grovetown 2CO:
- 25 Homes Sold
- $180,652 Average Sales Price
- 129 Days on Market Average
Grovetown 4CO:
- 30 Homes Sold
- $160,608 Average Selling Price
- 148 Days on Market Average
Continuing the trend in new construction High Meadows came out on top with 7 new homes sold during November in the Grovetown 2CO area. High Meadows may continue this trend into the new year but with the neighborhood entering its final phase of construction we should see a new leader during the summer months of 2011. Canterbury Farms was the leader in the Grovetown 4CO area with 6 homes that sold. I expect Canterbury Farms to do well into next year with the addition of several new sections in that neighborhood. If you are looking to buy a home, please visit my website www.AugustaHomeHunter.com to begin your search!

Trees Cleared, Dirt Scraped, So Now What?
While out walking this beautiful morning in Euchee Creek Subdivision in Grovetown, GA I was able to speak with a few of my neighbors. Luckily, some of them had attended the zoning meeting for the property that is on the corner of Wrightsboro Rd and Trudeau Trail to put up a fight to prevent a strip mall being built that was planned for the property.
The property site is being developed as a single family home subdivision. This new subdivision will be named Magnolia Station and will feature homes ranging in value between $130,000 – $150,000. The zoning office at Grovetown City Hall informed me that there will be about 80 homes in the subdivision. I also asked about the park that was going to be included in the neighborhood, but she wasn’t able to confirm that for me. I will keep checking back on the status and the plan of the community.
The new Subdivision of Magnolia Station will be between North Lake Subdivision in Grovetown, GA and Trudeau Trail. The proposed entrance to Magnolia Station is proposed to be off of Wrightsboro Road, but there is growing concern with the amount of traffic accidents that occur at Chamblin Rd and Wrightsboro Road. Once again, Grovetown is growing and will welcome at least 80 new residents to this growing little Southern city!

I went for a short drive today past Grovetown Trails to Pamir Place. Once upon-a-time Pamir Place was nice small patio style home community. It has been a Haven for military families assigned to Fort Gordon, GA both for ownership and investors for rental units to fill housing needs.
Most of the house that have been built up to now were single story with a patio or deck on the back and small fenced-in backyard. The original part of the subdivision remains the same, but not the last phase that was started and not completed by the original developer. (This is also the case for Mill Branch in Grovetown.)
The one thing that I really dislike about another developer/builder taking over is the lack of matching architectural styles. There is one single house in the back of Pamir Place that will end up being dwarfed by the new two-story houses that Pillon will build on the remaining lots. If the development could be divided completely in half or even section carved out of it for the new style, then I don’t think it would be that bad. This to me just isn’t very aesthetically pleasing!Currently there are 18 homes for sale in Pamir Place. 5 are the new Crown Communities houses. Search Pamir Place now. 4 houses are under contract and this past month 5 homes sold.
I know the general public is in love with the idea of getting a 2,000+ square foot house at less than $65 per square foot. Who wouldn’t be! I just hope that the original home owners in Pamir Place will be able to sell their houses for what they paid for them when it comes time to sell. It isn’t a win-win when the seller has to come to the closing table and write a check to sell their house.
If you you are looking to buy or sell a home, please don’t hesitate to contact me.

If you want a more individualized report for your home or neighborhood, just send me an email or contact me. This is a service that I offer with no strings attached. If you are looking to buy a home, please consider the neighborhood very carefully. Military families stationed at Fort Gordon, GA need to consider how long they will be stationed at Ft Gordon. Most military families move every 2 to 4 years, and if you are purchasing a new construction home this could impact your ability to sell that home and have some equity available to help with your next home purchase. I have worked with several military families coming into Fort Gordon representing them as a Buyer’s Agent. This is another service that I offer to my clients. Please contact me either by email or by phone.

How’s the housing market?
One of the many questions I am always asked is: “How’s the housing market?” Hopefully I can answer that question by posting a few numbers for you for the local Grovetown Area. Grovetown is divided up into 2 areas. The two areas for Grovetown GA are: 2CO – Columbia County North of I-20 and 4CO – Columbia County South of I-20. The area that is South of I-20 has the City of Grovetown as well as Grovetown addresses that are located in the county but not in the city limits.
*Data period is from January 1 – January 31
Sold Listings: 40 Total for Grovetown, GA – 14 for 2CO and 26 for 4CO.
Grove Landing in Grovetown 4CO had the most with 6 sold and Birchfield in Grovetown 2CO had the most with 3 in that area.
The average sales price for the Grovetown GA area of 2CO was $171,366 and the average days on the market was 131 days.
The average sales price for the Grovetown GA area of 4CO was $154,580 and the average days on the market was 221 days.
I know we all, both Home Sellers and Agents, like to have property sell in a 90 day period or less. The average for both of these areas is well above that. There were only 9 properties that sold in under 90 days and this includes the standard 30 day contract period while the buyer, lender and closing attorney are all doing their part to get the property closed and sold. So if you are looking to move or relocate, please keep these figures in mind when you go to list your home. Please make sure you stage it properly and have it priced correctly so you can get your home sold in order for you to make it to where you need to be in the time you need to be there!
Euchee Creek Subdivision in Grovetown GA
Euchee Creek
This is my first installment featuring Grovetown, GA neighborhoods. Since I live in this neighborhood I thought it would be best to start with this very familiar neighborhood.
Euchee Creek Subdivision features streetlights, underground utilities and is the closest neighborhood to the newest elementary in Grovetown, GA – Cedar Ridge Elementary! Grovetown Middle School is just past the new elementary with both being within walking distance of Euchee Creek. This neighborhood is about 5 miles from Gate 2 of Fort Gordon making it very popular with those military members stationed at the Fort.
The creek – Euchee Creek – runs on the back side of the neighborhood. The creek also divides the back part of Euchee Creek Subdivision from Ashland Commons and into the Grovetown Trails Park. This park is also on the back side of Euchee Creek Subdivision and is beautiful place walk, jog or walk your pet.
Last year in 2009 there were 21 houses that were sold in Euchee Creek. It took average of 130 days to sell with an average sales price of $162,000. If you are looking for a new home close to Fort Gordon or an investment property for rental purposes you can search on my website at AugustaHomeHunter.com.
