This month the new construction by Crown Communities in Mill Branch located in Grovetown 4CO had the most with 7 sold and in Grovetown 2CO High Meadows had a banner month with 12 homes sold. The average sales price for the Grovetown GA area of 2CO was $166,077 and the average days on the market was 154 days and 31 of the 39 houses that sold were brand new construction.The average sales price for the Grovetown GA area of 4CO was $161,540 and the average days on the market was 197 days and 41 of the 53 houses that sold were brand new construction. So it Is true! Crown in Pamir Place
I went for a short drive today past Grovetown Trails to Pamir Place. Once upon-a-time Pamir Place was nice small patio style home community. It has been a Haven for military families assigned to Fort Gordon, GA both for ownership and investors for rental units to fill housing needs.
Most of the house that have been built up to now were single story with a patio or deck on the back and small fenced-in backyard. The original part of the subdivision remains the same, but not the last phase that was started and not completed by the original developer. (This is also the case for Mill Branch in Grovetown.)
The one thing that I really dislike about another developer/builder taking over is the lack of matching architectural styles. There is one single house in the back of Pamir Place that will end up being dwarfed by the new two-story houses that Pillon will build on the remaining lots. If the development could be divided completely in half or even section carved out of it for the new style, then I don’t think it would be that bad. This to me just isn’t very aesthetically pleasing!Currently there are 18 homes for sale in Pamir Place. 5 are the new Crown Communities houses. Search Pamir Place now. 4 houses are under contract and this past month 5 homes sold.
I know the general public is in love with the idea of getting a 2,000+ square foot house at less than $65 per square foot. Who wouldn’t be! I just hope that the original home owners in Pamir Place will be able to sell their houses for what they paid for them when it comes time to sell. It isn’t a win-win when the seller has to come to the closing table and write a check to sell their house.

I was recently having a conversation with one of my neighbors here in Euchee Creek Subdivision, Grovetown GA about the upcoming school year and how to register. I thought this would be a great thing to share with you as well. Good news is: They always have a late registration for children the week prior to school starting back in Columbia County! This will give you the time to get all your necessary documents together! Recently I posted an article about the January 2010 housing market update for Grovetown, GA. This one covers February’s and will catch us up for the year. Please remember that Grovetown is divided up into 2 areas; Grovetown GA 2CO which is the Columbia County Area North of I-20 and 4CO which is the Columbia County Area South of I-20. *Data period is from February 1 – February 28Sold Listings: 56 Total for Grovetown, GA – 28 for 2CO and 27 for 4CO.
Once again Grove Landing in Grovetown 4CO had the most with 5 sold and in Grovetown 2CO both High Meadows and Ivy Landing tied with 5 homes each sold in those neighborhoods.
The average sales price for the Grovetown GA area of 2CO was $175,898 and the average days on the market was 143 days and 18 of the 28 houses that sold were brand new construction.
The average sales price for the Grovetown GA area of 4CO was $152,665 and the average days on the market was 222 days and 23 of the 27 houses that sold were brand new construction.

How’s the housing market?
One of the many questions I am always asked is: “How’s the housing market?” Hopefully I can answer that question by posting a few numbers for you for the local Grovetown Area. Grovetown is divided up into 2 areas. The two areas for Grovetown GA are: 2CO – Columbia County North of I-20 and 4CO – Columbia County South of I-20. The area that is South of I-20 has the City of Grovetown as well as Grovetown addresses that are located in the county but not in the city limits.
*Data period is from January 1 – January 31
Sold Listings: 40 Total for Grovetown, GA – 14 for 2CO and 26 for 4CO.
Grove Landing in Grovetown 4CO had the most with 6 sold and Birchfield in Grovetown 2CO had the most with 3 in that area.
The average sales price for the Grovetown GA area of 2CO was $171,366 and the average days on the market was 131 days.
The average sales price for the Grovetown GA area of 4CO was $154,580 and the average days on the market was 221 days.
I know we all, both Home Sellers and Agents, like to have property sell in a 90 day period or less. The average for both of these areas is well above that. There were only 9 properties that sold in under 90 days and this includes the standard 30 day contract period while the buyer, lender and closing attorney are all doing their part to get the property closed and sold. So if you are looking to move or relocate, please keep these figures in mind when you go to list your home. Please make sure you stage it properly and have it priced correctly so you can get your home sold in order for you to make it to where you need to be in the time you need to be there!

The new Recycling Drop-Off Center in Columbia County, GA opened October 5th. This new center is off of Chamblin Road which is close to the new Grovetown High School. Hours of operation are: Monday, Tuesday, Thursday and Friday from 8:00 AM – 6:00 PM and Saturday from 7:00 AM – 4:00 PM.
This center will accept only:
- Clean #1 and #2 plastic items – like milk jugs, juice bottles, etc…
- Rinsed metal food cans and aluminum drink cans.
- Magazines, flossy mailings, notebook paper, construction paper and newspapers including inserts.
- Packing paper and flattened shoe, moving, shipping, cereal, snack, and electronics boxes.
- Accepted electronics include: cell phones; computers; monitors; laptops; CD/DRW/DVD drives; hard, floppy and zip drives; scanners, printers; phones (corded and cordless); pagers; pocket PC’s; cameras; servers; routers; hubs; electronic games consoles; answering machines; printer cartridges; rechargeable batteries; camcorders; stereos; DVD players; and VCR’s. They do accept TV’s but there will be a $10 fee per set – cash only.
There drop off area behind the Evans Health Department/Procurement Building in the Evans Govergaent Center will still have Bins for #1 and #2 plastic items, office blend paper, and newspapers.

Columbia County Georgia will be holding H1N1 flu vaccine clinic this week. People eligible for the vaccine are pregnant women, children ages 6 months to 24 years of age, people in contact with or caregivers for children younger than 6 months of age, health care and emergency medical services staff, and people aged 25 thru 64 that have health conditions that could be at a higher risk of medical problems from influenza.

This morning I was reading an MSN article about 20 Dates Under 20 Bucks and I thought what is there to do on a Friday or Saturday night in and Augusta for under 20 bucks!
So after some searching around here are 5 things that I found to do for this weekend.
- Screen on the Green at the Columbia County Amphitheater – Twilight for only $2! on September 19, 2009 (please confirm in case of rain)
- Ice Skating at Augusta Ice Sports Center – Cost is $7 per adult plus $ 3 fee for skate rental. It gets cheaper if you have a military I.D. – $5 with a current military I.D. Enjoy this activity on either Friday or Saturday night from 7:00 pm until 10:00 pm.
- Red Wing Rollerway offers skating from 7:30 pm – 12:00 am on the weekends. The cost is only $8 per person and this includes skate rental.
- See a movie this weekend at GTC Masters 7 Cinemas for $1.99! Current showings are: A Perfect Getaway; Aliens in the Attic; Orphan; Ice Age: Dawn of the Dinosaurs; Transformers: Revenge of the Fallen; The Proposal; Up; and Blood Creek.
- Arts in the Heart of Augusta Festival is this weekend. Cost is $5 in advance from any SRP Federal Credit Union or $7 at the gate. Children 10 and under are free!
