The month of May in Columbia County GA is the time when the school year comes to an end. This usually happens the next to last week of the month with Graduation Ceremonies taking place at the James Brown Arena on that Saturday. We also see the “official” start of the summer season with Memorial Day the last Monday of the month. We are now officially in that peak house hunting summer season. There are currently 525 Houses for Sale in the Grovetown Area with 142 Houses under contract!The Grovetown GA housing stats for the month of May 2010 are below. Once again this is for the Grovetown GA Area and I will break it out into two sections for Grovetown 2CO (Columbia County Area North of I-20) and Grovetown 4CO (Columbia County Area South of I-20).Sold Listings: 96 Total for Grovetown, GA – 39 Homes for Grovetown 2CO and 58 Homes for Grovetown 4CO. This is almost a complete flip-flop from last month with the 4CO Grovetown area coming in with higher sales for the month of May.Once again during the month of May new construction was the leader in home sales. High Meadows was the leader with 10 homes sold in the Grovetown 2CO area and Ivy Landing came in second with 7 homes sold. Grove Landing was the leader for Grovetown 4CO with 10 homes sold and Canterbury Farms is a very close second with 9 homes sold. (*Please note that when you combine the Crown Communities’ neighborhood of Mill Branch, Ivy Landing and Pamir Place they win the prize for both areas with 12 homes sold Grovetown area.)The average sales price for the Grovetown GA 2CO area was $169,557 and the average days on the market was 149 days. The longest days on market was 396 for a new construction home in High Meadows. The shortest days on the market was 31 days for a Bank Owned property in Caliburn Place.The average sales price for the Grovetown GA 4CO area was $161,028 ( $269,990 was the highest priced home to sale and $16,000 was at the lowest end for a property that had fire damage) and the average days on the market was 167 days. The longest days on market was 876 days for a town house in Arbor Landing that was listed during pre-construction.
