New Homes in GrovetownIt is no secret that Grovetown is the fastest growing city in Columbia County, which explains all the new homes in Grovetown.  Both I-20 and Fort Gordon are easily accessible from Grovetown making it popular with not only the military but also health care works that commute to the Augusta Medical District downtown. There are beautiful executive style homes to charming patio homes – which means there is something for everyone!

Since this area continues to expand with both new areas in existing neighborhoods as well as brand new subdivisions, I thought it might be handy to list 20 subdivisions in Grovetown that have new construction homes for sale. (Click on the Subdivision name to view current homes for sale.)

Grovetown can be divided into two parts – one part is “north” of I-20 and borders Evans and the other is “south” of I-20 where the City of Grovetown is located.  Both areas offer many new subdivisions with new homes in Grovetown available.

While looking for your next home, please consider your “must have” list when choosing a neighborhood.  If you are looking for a neighborhood with lots of amenities – swimming pool, walking trails, play ground – then be sure to check out Canterbury Farms, Hidden Creek, Tudor Branch and Grove Landing.  Neighborhoods with at least a community swimming pool include: High Meadows, Chastain Place, Magnolia Station and Lakeview Commons.  There are many choices for new homes in Grovetown as you can see.

Top 10 New Home Builders in Augusta GA

New Homes in Augusta GA accounted for 36% of the market share for residential sales during 2011.  There were 426 new homes in Augusta during the last quarter of 2011.  The majority of new homes are being built in Columbia County GA, especially in the Grovetown area.

The top 10 Augusta New Home Builders for October 2011 – December 2011 for the number of homes sold:

Bill Beazley Homes is considered to be a local builder since they are located in Evans, GA but is in no way a small builder.  Beazley has been building homes and developing subdivisions for 35 years in the Augusta area.  Bill Beazley Homes are found in these subdivisions: Bergen Place West, Creek Bend, Gregg’s Mill, Highgrove, Manchester at Diamond Lakes, Southampton, Summerlin, The Retreat at Storm Branch, The Summit at Horse Creek, Willow Oak Village, and Woodlief.  (Beazley is planning the new neighborhood of Hayne’s Station across from Fort Gordon on Gordon Highway.)

Will the Cost Rise for New Homes in Augusta?

Hugo Diaz, owner of De La Fuente Construction arrested

One of the biggest events for New Homes in Augusta this year was the arrest of Hugo Diaz De La Fuente and his wife Blance Miranda De Diaz for harboring and using illegal immigrants for business purposes and personal gain.  Hugo Diaz was the owner of De La Fuente Construction.  The Diaz’s along with seven other individuals, were arrested at their Jones Creek home located in Evans, GA on November 4, 2011.

The Diaz’s property, including the Jones Creek Home located on Grace Avenue, located in Evans, Augusta GA and North Augusta, SC will be forfeited and seized by the govergaent.

This arrest has left many Augusta Home Builders and residents asking lots of questions and speculation about business practices in Augusta New Home Construction.  Over the past couple of years, new home prices have dropped significantly which many local builders claim they could not compete with prices quoted by De La Fuente Construction.

Now that De La Fuente Construction is out of business and won’t be competing for any Augusta New Home Construction projects, will this mean construction prices of new homes in Augusta will increase?  Will their be other arrests on other construction crews in the area?  We won’t know the answers to these questions right away.  You can be sure that I will be watching the pricing of New Augusta Homes.

Our market for new homes in Augusta is still very affordable and plentiful.  Home buyers still have a great selection to choose from in all styles and types of homes – from smaller, cozier homes to large, estate style homes.  There really is something for everyone when looking at new homes in Augusta, GA.

Top 10 Augusta Home Builders for Third Quarter 2011

Top 10 Home Builders in Augusta GA

New Homes in Augusta retained their portion of the Residential market share during the summer months.  There were 475 new homes that sold, which accounted for 35% of all Residential Home Sales for the 3rd Quarter of 2011.   New construction homes continue to be in demand in the Augusta area.

The top 10 Augusta New Home Builders for July 2011 – September 2011 for the number of homes sold:

As expected, Crown Communities once again built the most homes during the Third Quarter of 2011.  Crown has the biggest presence across the CSRA and you can find a Crown Community in Columbia, Richmond, and Aiken Counties.  Crown can be found in these subdivisions: Allen Farms, Crawford Creek, Granite Hill, Grove Landing, Hawks Ridge, Magnolia Station, Richmond Estates, Sage Creek – The Ridge, Spirit Pointe, Walton Farms and of course Willhaven Estates.  If you would like to see homes for sale in any of these neighborhoods, please search by subdivision on my Augusta Homes Search Page.

JR Homes expansion into Canterbury Farms  and The Ridge at Chukker Creek has been good for their business.  They had an exceptional quarter this time, even over taking Bill Beazley Homes for the number 2 spot on the list.  JR Homes is also building in Indian Springs.  All of these communities have a number neighborhood amenities including, but not limited to walking trails, community pool and ponds.

Keystone Homes was founded in 1995 and has been building in the Augusta Area for years.  Keystone is a “spec” home builder in the area.  They have the same business model as some of the other mass-production builders in the area where you can pick the floor plan and select the items you would like to include in your home.  Once again, these homes can offer great value especially for First Time Home Buyer’s.
