New Homes in Augusta GA accounted for 36% of the market share for residential sales during 2011.  There were 426 new homes in Augusta during the last quarter of 2011.  The majority of new homes are being built in Columbia County GA, especially in the Grovetown area.

Bill Beazley Homes is considered to be a local builder since they are located in Evans, GA but is in no way a small builder.  Beazley has been building homes and developing subdivisions for 35 years in the Augusta area.  Bill Beazley Homes are found in these subdivisions: Bergen Place West, Creek Bend, Gregg’s Mill, Highgrove, Manchester at Diamond Lakes, Southampton, Summerlin, The Retreat at Storm Branch, The Summit at Horse Creek, Willow Oak Village, and Woodlief.  (Beazley is planning the new neighborhood of Hayne’s Station across from Fort Gordon on Gordon Highway.)

New Homes in Augusta retained their portion of the Residential market share during the summer months.  There were 475 new homes that sold, which accounted for 35% of all Residential Home Sales for the 3rd Quarter of 2011.   New construction homes continue to be in demand in the Augusta area.

JR Homes expansion into Canterbury Farms  and The Ridge at Chukker Creek has been good for their business.  They had an exceptional quarter this time, even over taking Bill Beazley Homes for the number 2 spot on the list.  JR Homes is also building in Indian Springs.  All of these communities have a number neighborhood amenities including, but not limited to walking trails, community pool and ponds.

Keystone Homes was founded in 1995 and has been building in the Augusta Area for years.  Keystone is a “spec” home builder in the area.  They have the same business model as some of the other mass-production builders in the area where you can pick the floor plan and select the items you would like to include in your home.  Once again, these homes can offer great value especially for First Time Home Buyer’s.

The housing market in Augusta always heats up during the spring time.  There were a total of 494 new homes sold during this time, which equates to 36% of the residential market for 2nd Quarter 2011.  As you can see, the New Home Market is thriving in the Augusta area regardless of what is reported for national averages in the media.

Crown Communities is the leader once again for the 2nd quarter of 2011.  Crown or Pillon is mass production builder based out of the Atlanta Builder. Crown Homes offers large homes at an affordable price in the Augusta area. Crown’s market share is due to the number of subdivisions they are currently building in the area.  They are building homes in Columbia County, Richmond County and Aiken County.

I am excited to see one of the “local” builders, Bill Beazley Homes to make it to the top of the list.  Bill Beazley Homes is a locally owned home builder in Augusta based out of Evans, GA.  Beazley has been in business and building homes since 1976.   This builder has staying power and has adjusted well to the new standard that was brought to the area with the big, mass production builders.

JR Homes is another “high volume builder” in the area.  JR Homes first came on the scene in the Grovetown, GA area building homes in the Indian Springs neighborhood.  They have since expanded into Reynolds Pond and Canterbury Farms in Grovetown and also into Aiken, SC at The Ridge at Chukker Creek.

Most of these builders in the “Top 10 List” offer several floor plans for a home buyer to choose from.  Please check with a Buyer’s Agent to see which features or amenities are included in the list price.  Remember, the builder’s “model” home will feature several upgrades which are not included in the base advertised price.

Top Ten Augusta New Home Builders for 1st Quarter 2011

Susan MacEwen, a real estate agent specializing in new Augusta homes, has released her top ten list of Augusta home builders for the first quarter of 2011. The list is intended to give new home buyers a place to start when searching for new and affordable Augusta houses. (New Homes for Sale Search.)

MacEwen says she believes the new home market represents a bargain right now, with opportunities for many first time home buyers to enter the market at prices that have been made affordable by the streamlined building process brought to the area by the likes of Crown Builders, Wilson Parker Homes and JR Homes.  These are some of the big production builders that have moved into the Augusta area from Atlanta.

“The new home market is thriving in the Augusta area and  has definitely placed price pressure on the local new home market. Home owners looking to sell are having to compete with the builders and the foreclosures which have artificially driven prices down.”

She says that price competition has brought the new homes, which used to be out of reach to many buyers, into a price range that many young buyers can now afford.

“It is amazing to me the upgrades that are fast becoming the norm in the new home market here in Augusta. The fact is, there are some great deals from some quality local home builders, but few people know about them yet. I’d like to change that.”

She says she makes it her job to know the buyer incentives being offered by local builders in order to educate her clients about what’s available.

“I work with my clients on the basis of a buyer’s agency agreement because I put a lot of work into the information I provide them. I’ve interviewed builders and researched their sales programs to learn the deals around Augusta that few average buyers are aware of.”
